Yes, my wife is from Chiangmai. I have a car in Chiangmai already, for me to drive around when i go there see see look look few times a year. I have yet to open a bank acc in Thailand, but will do so when I move there. Any special reasons why open bank account?
I quite like Sansai, quite accessible to all places around Chiangmai.. Thanks nonteerak.. |

I spend my time taking care of my garden something which not many of us can do back in Singapore unless you are living in landed property.Occasionally I do some deer or wild boar hunting.overall it's a quiet place where I live. Actually I have joint accounts with my wife. Though the land is registered under my wife, the Thai HDB actually found out that my wife is married to Singaporean through the computer system then imposed quite a heavy duty because say need to register my name in the home.

My father in law already have a chick farm and also rear some cows.. Yeah, just like Olden day Singapore esp when there are so many funfairs and pasar malam with vintage games already lost in Singapore..

If open bank account, just go there and give passport only? Anyone can advice what sort of procedures are expected? Because now our joint account need 2 signatures to withdraw but ATM card with me.. Thats why never thought of open personal account.

Although it's been a long time I've been to Chiang Mai but I know this fundamental rule of real estate investment. If the price is not driven by real demand but by developers or land owners. Then you're stuck with a junk property. ROI is even lower if you take a Thai bank loan. Overseas investors such as Singaporeans often overlook the affordabilty of the local buyers. Yes it's very affordable if you're using SGD to buy a THB5,000,000 or MYR1,000,000 condominium in Thailand and Malaysia but it's out of reach for most of the locals if you're selling to them which makes up the bulk in the market. It's like how many Singaporeans can afford to buy a SGD1,000,000 condominium in Singapore? Eg. For easy liquidation I'd rather owe 5 x THB1,000,000 condominiums than 1 x THB5,000,000 condominium. Don't forget the monthly maintenance fee of your real estate if you're unable to rent out for long periods of time. The larger size your real estate is, the more you've to pay. These are also costs. Anyway in Asia my real estate strategy will be this. Good location real estate portfolio I'll rent it out for good $$$. Lousier location real estate I use for own stay.
